Special Rules for Oklahoma
Did you know that Oklahoma Landlords must hold Tenant's security deposits in an escrow account with a federally insured financial institution in Oklahoma separate from their general operating account and that a Landlord could face jail time and a fine up to twice the amount of the deposit for misappropriation of tenants security deposits?
Also the Tenant must request the deposit in writing within 6 months after the lease has ended and the landlord is required to refund the unused portion of the deposit within 30 days. Any amount applied to damages or unpaid rent must be itemized in a written statement and delivered to the tenant in person or by mail with return receipt requested. If the tenant has not made a written demand for the deposit within 6 months of the lease ending the Landlord may keep the deposit.
